35DP, Office fit out for Workrise

Hamill architects were appointed to provide a complete interior design service for Workrise at their new offices, located at 35DP. 35DP is located in Donegall Place, Belfast.  Workrise took occupancy of the fourth floor offering panoramic views across the city and beyond. With over 9,000 sqft, it offers a generous amount of light and floor space within this flexible office environment.

 

We are very pleased to announce that Workrise @ 35DP has been awarded ‘Fit Out Project of the Year- Small Office over €500k’ in the 2022 Fit Out Awards. Congratulations to the client on their vision and to the team at Sommerville Fit-Out on this fantastic achievement.

 

Workrise wanted a flexible office design within their new work environment, offering staff options of comfortable areas to work as well as socialise.  The open plan spaces incorporated plants and greenery  to encourage a greater connectivity to the natural environment.  We developed design proposals to create a flexible and collaborative workspace.  This was, combined with open plan work stations, a large central break out area, acoustic meeting pods and phone booths, a Café area and various sized meeting rooms.  These meeting rooms were fitted out with acoustic walls and glass doors to create a quiet work space within the otherwise open plan office.  The larger boardrooms are equipped for meetings with comfortable seating, and the use of frosted glass allows for privacy during the meeting but equally, allows natural light to be utilised, with the smaller meeting rooms modelled on the same theme.

 

Natural and local materials were used to create feature pieces including a large planter clad in Ballymagreehan Granite and bespoke seating upholstered in fabric selected from Mourne textiles’ collections.

 

The completed project fulfils the client’s needs in a dynamic, attractive & innovative space.  The mix of materials, colours and textures within this building provided a challenge both for the Design and Construction teams, however with teamwork & a trusting client it has resulted modern office environment that our clients staff enjoy working in.

Renovation and extension to existing bar, Donaghmore

 

Hamill architects were appointed to provide a complete service on this renovation and extension to an existing bar in Donaghmore.

 

The bar area was completely stripped out and a large extension was formed to the rear of the premises creating an open plan social space.  The upper floors were renovated to create 4 separate self catering apartments, two with a single bedroom and two with two bedrooms.

 

 

This distinctive house, occupies a prominent site overlooking Dublin Bay and its surroundings. The house has been extended to include a 2 new bedrooms, and a larger kitchen and family area. A large south-west-facing balcony makes the most of the panoramic views.

Fit out of offices for Payescape

 

The opportunity to renovate and  a building that was vacant in a town centre into new offices for Payscape presented a project that was exciting in many ways. The client was understanding of the processes  required and wanted to be involved at every opportunity. The brief was to take a building that had lain empty and required a renovation and redesigned to provide modern offices over three floors with retail accommodation at ground floor.  The building had previously been used as a retail premises at ground floor and storage at the upper floor, all of these uses leaving disjointed spaces that were not suitable for a modern office facility. The brief asked for open plan office spaces, private meeting rooms and social spaces for staff. The entrance to Church Street was adapted to give a generous entrance to the reception area.

 

The completed building fulfils the client’s needs in a dynamic, attractive & innovative space.  The mix of materials, colours and textures within this building provided a challenge both for the Design and Construction teams, however with teamwork & a trusting clients it has resulted in the regeneration of a town centre building and a very happy client.

JMG Systems Ltd Headquarters, Offices, R&D, Stores & CNC Production.

 

JMG Systems are an Omagh based Specialist Electronics Design/Manufacturing Business. JMG Systems was established in 1976 & through development and innovation they have now become a major employer in NI & distribute their products & services globally. Through the years JMG Systems have extended and modified their existing buildings several times as a reaction to their business growth. This resulted in their original buildings being a mismatch of Architectural Styles and Materials. In 2012 McCarter Hamill Architects were appointed to design new Offices, R&D Facilities & Production Space on their current site. The Directors of JMG Systems recognised that their existing buildings were not adequate for their needs and could no longer be modified for future growth.

 

JMG Systems pride themselves on producing State of the Art Technology and Innovative Design/Manufacturing Solutions in the Electronics Sector and wanted their building to reflect this on the exterior. McCarter Hamill Architects where tasked with designing a landmark building which was to be an extension to their already strong and recognisable brand.

 

The main parameters where to ensure that the business operations were not hindered, to demolish the existing production building which was of insufficient size & construction, to rationalise the site to allow ease of deliveries, maximise car parking & create a safe drop off zone for the onsite Crèche.

 

The completed building fulfils the client’s needs in a dynamic, attractive & innovative building. The new Office Building has an aluminium curtain wall to its front, split with a horizontal line of JMG orange coloured fibre cement cladding. The main entrance to the building has a Jura Limestone surround, with the company logo engraved in its lintel. The splayed reveals to the entrance & projecting frameless glass canopy, which has an orange tint, leaves no doubt to where the entrance is located.

 

The pitched warm roof construction is covered with zinc coloured standing seam aluminium, with a large projecting/leaning standing seam copper dormer which appears to cantilever from the building. The conference room is housed in this large copper dormer, with a sliding folding partition to allow flexibility within the room. Panoramic views of Omagh can be enjoyed from this room through the aluminium framed curtain walling with the external head & reveal of the dormer clad in JMG orange coloured fibre cement. The road side gable is clad vertically in untreated western red wood cedar & framed with a JMG orange badge detail. This gable is interrupted with the projecting standing seam copper lift shaft that also extends above the roof line & has a mono pitch to match the main roof.

 

A brise soleil structure which provides solar shading to the first floor extends out from the main roof at the same pitch & creates the effect of the first floor projecting out.

 

The retained 2.5 storey Stores/Offices were over clad at ground level with untreated western red wood cedar, at first floor level with dark grey staggered fibre cement cladding which were perfectly spaced between the replacement aluminium framed windows with boxed out surround flashings. 3No. Simple standing seam clad dormers project from the existing over clad roof. The result of the facade works to the existing building is a seamless junction between new and old.

 

The split level site was completely remodelled to reduce the level difference. A sharp engineering brick retaining wall now acts as a spin to the site. The engineering brick entrance walls & a circular paving feature with a central up lit tree to accommodate large delivery vehicles act as bookends to the spin wall. A pedestrian crossing areas for the Crèche users, with a feature paved traffic island was created by recessing the entrance off the public road to create a to create a generous and safe environment.

 

The clients were unsure what they wanted with regard to fixed building services however they did stress that they wanted an energy efficient building. The finished building is highly insulated with contemporary energy efficient light fittings, it is heated and cooled with Air Conditioning & has a Heat Recovery Ventilation System installed.

 

The Private Offices are enclosed using a frameless glass partition system which echo the exterior curtain walling & creates a private environment for the JMG Management while allowing them to supervise their staff. All interior finishes including floor coverings, ironmongery, doors, furniture, blinds & paint colours were suggested by the Architects & approved by the clients. This has resulted in a contemporary, warm & comfortable internal working environment which we hope will encourage & motive JMG Systems staff to continue their innovative work & success.

New crèche/ daycare Facility at JMG Systems site on the Derry Road in Omagh.  The new facility was to take the form of an extension to a detached house on their site.  The house had lain empty for some time, and, although in good structural condition, its layout would clearly need some major changes.

 

A strict and tight timeframe of 8 months was given to gain all statutory approvals and complete the building ready for at the start of the school term.

 

Due to the tight construction time, it was suggested that the new extension should be built in timber frame construction, due to speed of erection and lack of drying-out time.

 

The finished building as seen from the road it is a modest family house of the 1970’s, but to the rear and largely out of sight it has taken on an alter ego with a modern wing. This cedar-clad extension with mono pitched roof is energetic and angular; it is a playful counterpart to the existing structure and spreads out in a manner that suggests a mother hen taking her chicks under her wing.

 

Access to the creche is through an existing approach to a JMG’s Existing Production Buildings to the rear. Car parking and a drop-off space is provided in the Production building’s forecourt which is safe and off-road. From here gates lead to the fairy tale entrance, it is painted bright Burgundy red and raises a diagonal pitched roof, like the visor of a knights helmet.  In reception each child is provided with a cubby hole and a coat hook, and after arriving, the children are conducted to their appropriate play areas. The entrance forecourt and external play area is flanked by the raking profile of the extension; the cedar cladding has been left untreated so that time will weather it to a silver-grey. The facade presents a lively kaleidoscope of window openings whose tilted alignment responds to the angle of the mono pitched roof. Openings vary in height and shape in an abstract pattern, a prominent triangulated dormer raises another jutting profile and admits south light into the first floor playroom.

 

The extension covers an outside play area and is linked to the parent building by modern glazed strips which articulate the separation between old and new.

 

The project seems to have entered the minds of children to produce an environment of intimacy, colour, sparkle, light and a touch of whimsy. It is up and running and provides a much needed childcare facility in the Omagh area where it is highly valued.

McCarter Hamill Architects where tasked with designing a rear open plan kitchen/living room extension to a listed property. The kitchen was to have a pitch roof with coved ceilings with a large opening linking it to the living area which took the form of an orangery with a central atrium latern, all with Georgian proportions. In addition to this we created a hobby room within the listed walled garden with the external appearance of a coach house.
